The classic North York project is a bungalow giving way to a full two-storey custom home, and the lot usually allows it. The complications are specific: ravine and natural-feature bylaws bring the TRCA into play near the valleys, private tree bylaws protect the canopy that makes these streets worth living on, and grading plans matter because the new house is always bigger than the drainage the old one left behind. We design to what the lot and its trees will actually permit.

Do I need a permit to renovate or add on in North York?
For structural work, additions and most substantial alterations, yes: a building permit with drawings a plans examiner can approve. Additions also answer to setbacks, coverage and height, and in older neighbourhoods a minor variance is often part of the job. We prepare and carry the applications as part of the project.
