Most substantial Toronto projects run through zoning review and, very often, the Committee of Adjustment for minor variances before a permit is issued. Tight sites also dictate the construction plan itself: material staging, crane and bin permits, shoring beside lot-line foundations, and protecting a neighbour's wall that stands an arm's length from yours. We plan the approvals and the logistics together, because in this city the two are the same problem.
