Most substantial Toronto projects run through zoning review and, very often, the Committee of Adjustment for minor variances before a permit is issued. Tight sites also dictate the construction plan itself: material staging, crane and bin permits, shoring beside lot-line foundations, and protecting a neighbour's wall that stands an arm's length from yours. We plan the approvals and the logistics together, because in this city the two are the same problem.

Yes. Toronto is inside our GTA practice, along with North York, Etobicoke, Scarborough. Whole-home renovations, additions, custom homes, structural framing and decks are the core of what we do there, designed and built by one team.
Do I need a permit to renovate or add on in Toronto?
For structural work, additions and most substantial alterations, yes: a building permit with drawings a plans examiner can approve. Additions also answer to setbacks, coverage and height, and in older neighbourhoods a minor variance is often part of the job. We prepare and carry the applications as part of the project.
What does a renovation or addition cost in Toronto?
Published Toronto and GTA guides put full-home renovations at roughly $150 to $400 per square foot and additions at $350 to $700 or more per square foot, with structure, the age of the house, access and finish level moving the number.
